Jungceylon borrows B2.6bn for expansion

The operator of the Jungceylon shopping complex in Phuket will borrow 2.6 billion baht from Kasikornbank and Bank of Ayudhya to further expand its shopping complex and hotel at Patong Beach. Phuket Square Co is scheduled to sign the loan deal with the two banks today.

About one-third of the loan proceeds will be used to renovate and adjust some internal store designs, a company executive said. The remaining funds will be spent to complete two wings on the Millennium Resort Phuket, due to open sometime this year. The six-storey, five-star hotel will have 435 rooms.

Kasikornbank and Bank of Ayudhya will each provide half of the loan to Phuket Square with a repayment term of five to six years. Phuket Square will use its shopping complex as collateral.

A source from one of the banks said that it decided to back Phuket Square because it saw huge potential for the shopping complex, which is the largest retail centre on Patong Beach, with a five-star hotel.

Prawit Janyasittikul, Phuket Square's deputy chief executive officer, said Jungceylon had received a warm response from shoppers in its first three weeks.

''We have been very happy to see more than 10,000 shoppers visiting our stores each day,'' he said.

About 90% of the 75,000 square metres at Jungceylon have been leased and all tenants plan to open by next month.

According to Kasikorn Research Center and the Tourism Authority of Thailand, tourism businesses in tsunami-hit provinces such as Phuket and Phangnga have been improving, driven by marketing activities arranged by the private sector and the government.

''The expansion of a lot of new hotels and villas for sale developed by both local and overseas investors has lifted Phuket's reputation among foreign tourists, as well as the expansion of low-cost airlines and direct flights to Phuket,'' added Mr Prawit.

According to CB Richard Ellis Thailand, a property consulting firm, tourist arrivals in Phuket rose by 60% year-on-year from August 2005 to August 2006, according to the latest data available.

Kasikorn Research Center expects that the number of tourists in Phuket this year will increase by 11% to 5.2 million, while the income from tourism will also rise by 19% to 74 billion baht.

Tourism in Phuket recovered last year with the number of tourists increasing by 87% to 4.7 million people. Income rose 120% to 62 billion baht.

Good for Hkt considering everything the island has gone through. However, with that being said, I am just grateful that I had the opportunity to visit the island before it became what it is today.

I understand that everything changes with time. My only hope/wish is that someday the suit guys will go away and the Muay Thai trucks with the loud speakers are forbidden.

I had chance to stay in Phuket some months after the wave. At that time LOS was begging for tourists so off we went.

It was like the early days I guess. Beach was free of fat foreigners (except me) and the hotel was quiet, service very attentive, pools empty.

A little sad I guess, but I got to experience the kind of atmosphere that had been gone for a few years.

So Dagul, I agree.

Yes, I visited Phuket a few years back..........first time never even went to the West Coast.....and then some years later was in on the early days of Patong Beach.

But you know this huge shopping centre (which is still mostly empty) has some great parking.......which is hard to find evenings in high season. So that's the good point of guess.

Jungceylon sets broad sights - 'Relaxed' mall is already laying expansion plans for the future

Phuket Square, the developer of the island's shopping and leisure complex Jungceylon, has set a Bt100-million budget for promotional and event-marketing campaigns this year, deputy CEO Prawit Janyasittikul said recently.

It soft-launched the complex last month with the opening of about 80 of 200 projected shops, and the grand opening is expected to be in March. The 400-room, five-star Millennium Resort Phuket hotel is due to open late this year.

Prawit said that despite Phuket's profusion of upmarket malls Jungceylon presented "a unique niche in the lifestyle and leisure market" as a relaxed place shoppers could stroll through even in their bikinis.

"We expect to draw 40,000-50,000 local and international visitors a day. We do believe Jungceylon will be a magnet luring shoppers and tourists into the Patong Beach area, which will be beneficial to the shops and services as a whole", Prawit said.

Besides fashion and lifestyle shops, the 10,000-square-metre That's Siam zone is a highlight, featuring arts, crafts and foods of the Kingdom's regions.

Dr Doonpichai Komolvanit, who conceived and designed That's Siam, sees it as an arts-and-crafts "town", where visitors are welcomed into a relaxing environment with spa treatments, zoned decorations and displays of products, local food courts and harmonising soft music.

He pointed out that Phuket produced high-quality pottery and traditional spa products which were scarcely marketed.

Prawit mentioned the promotion zone called The Port as another strong point, with 5,000 square metres rented out for events and activities, featuring a hydraulic stage and catwalk as well as advanced lighting and sound equipment designed to facilitate fashion shows.

"And it's not just company marketing. We plan a Big Bike Show every April and a Music Festival", deputy CEO Prawit said.

Kasikornbank and Bank of Ayudhya have lent Phuket Square Bt2.6 billion to develop Jungceylon, and Phuket Square is studying investment feasibility for the future, including a residential project and a theme park.

The shopping is most empty but hopefully that will change soon. But it looks nice and the Carfour is great. At last I don't have to go to the Central any more for normal shopping. Only PLEASE turn down the music in the courtyard ( or how they call it ) because it is much to load and drives me crasy.

- just returned from visiting Phuket for the 3rd time...the time before - Feb 05 - just after the tsunami...which was nice and quietish...l

This time...very busy...Bangla Road closes at night...mostly farang couple and Japanese / Chinese tourists...stangely enough, a few of the Soi's - including Gonzo strangely quiet....Soi Eric...busy as usual tho...!

Quality of girls was ok...better in Feb 05 tho...may consider going to Phuket in off-season next time.
