its true brother....I sold a 17 million baht condo to a brit and his condo fee was $340 a month...it made no difference to him..actually alot of older complexes let you pay a full year in advance at a discounted rate...I think he did that.

I also sold a 5 million baht condo off wittayu and the dudes condo fee was like $100 a month.

I understand that newer complexes that are very large you can get for under $100 bucks because the sleeping security gaurd and the burmese maid are being split by 100 - 200 tenants...but older complexes (which I think is the way to go) have like 40 to 60 tenenats and thats why the $$ is higher.

You can bet I will either build a house on my wifes property or simply rent a nice place very long term.

Hell I had a 2 1/2 bedroom 2 bath brand new house in Nai harn, Phuket for 10,000baht a month but I paid a year up front for $2500 for a whole year...and when something broke I called the landlady.

I pay 300 a month for 24hr security, 2 pools, club house with gym, etc, and the complex in Jomtien is 8 years old and well maintained, security consists of a manned gate house and a guard in the foyer of each block with CCTV everywhere, I have pictures to prove it as well.

P.S.
When I said 300 I meant 300THB, not USD, very hard to believe.

I just emailed my old customer to verify because I could be off on the exact amount (this was 2003)

but I seem to remember the 17,000,000 baht condo I sold him in La Rafine (next to emporium) was in the 12 - 13,000baht a month range for his condo fee...possibly could of included his personal maid, I remember him discussing a maid with the property manager ??????

out of curiosity what is an average price for a 150 -200 square meter place in jomtien these days?

Yes you are correct, its a very desired complex...we had one that was 29 mill back in early 2003..its probably in that 34 million range now...had its own pool on the balcony..it was frekin sweeeet!

The 17 mill one I sold was probably the least expensive in the whole building, and he haggled my old company down to that number...I think he dropped a bunch more renovating to his liking.

They all do, except for, I believe, two units (probably just there to be able to claim the lower price "from the low 17 mio's"

Nice and desirable, indeed, though I'm of two minds regarding the pools on the balconies on a high-rise... Nice feature, but very dependent on high-quality construction...
