Chateaujade has hit the nail on the head. Don't deal with the likes of CB Richard Ellis or for that matter the majority of the posts in the Bangkok Post. They are set up to take advantage of foreigners by charging them more than the market prices for rental properties. This keeps the high end inflated. I pay 7000 plus utilities for a medium sized nice furnished 2 bedroom apartment. It is not in the Falang Ghetto but a little way out from there, but still very convenient to everything. I just looked at a house with 3 bedrooms and 2 baths for 12,000 but it is unfurnished. You cannot say that you would pay a lot more in New York or London for the same place. Only compare to the local economy! Also NEVER tell a realtor what you can afford or that is about 90% of what you will pay. Always poor mouth and tell them as little as possible. Make them come down.
