The maximum land lease for a foreigner in Thailand is 30 years. There are renewal options after that, each renewal requires a new registration at the Land Department. Such renewal leases are taxable. A foreign company may be allowed to lease land for industrial or commercial use for up to 50 years under certain circumstances.
Condominiums may be leased to foreigners for periods of up to 30 years and may have options to renew. Leases of greater than 3 years are required to be registered with the Land Department.

The longest lease that can be registered with the land department is 30 years. You could however agree with the landlord to the right to subsequent 30 year leases effectively giving you 60 or 90 years. People are right to question the legality of these extensions - they have never been tested in a Thai Court. In other words if the freehold owner reneged on the additional 30 year lease agreement, would it be legally enforcable.
The water is muddied even further by the fact that the Crown Peoperty Bureau (the King) has been issuing 30 + 30 year leases.
Now people can get around all these problems by buying one of my developments. It is a newly developed and completed building with condos available for freehold at about Bt80,000 sqm. Photos are actual from the building (located in Sathorn). There are only 22 units in the entire building - the project will be launched in 2 weeks but viewings can be arranged beforehand.
