The 99 year lease is used in many countries. In some cases (Such as Singapore) the seller has only a 99 year lease and the land reverts to the government at the end of the grant. It is a good idea to check the grant expiry date before signing the paperwork.

On problem with 99 year leases vs. Freehold is that the resale value of the property is siginificantly lower in the case of the 99 year lease.

My suggestion is to 'do the math' and figure out if this is the better investment than a long-term rental.

One more thing you might like to consider.

With a 99 year lease you are your own Landlord. You can build, tear down, modify & redecorate. Want a gazebo with a Jaccuzi? Put it in.

Rental means that your landlord can jack up the price any time he wants to.

Another issue about 99 Year Leases is that often Banks will not Lend on places with less that 80 Years (this varies!) left on there Lease or Lend at a higher interest rate!

So, essentially, avoid leasehold, and avoid 99 year leases, if you plan on reselling after 10 years or so.

Thailand does not have 99 year leases.

They have 30 year leases as a maximum and they can be offered as a further option. Although this point is somewhat sticky as it could legally be considered 'illegal' because of the 30 year maximum term clause.

So go ahead Duffy why don't you buy an apartment in The Met with a 99 year lease Go on, impress us with your investment prowess.

n banks do lend on leasehold... my 30 years leasehold place is courtesy of bangkok bank..

You sure about that? After all, Alifco, who knows a lot, is convinced that 30 years is the maximum leasehold.

I'll stick with most of the information provided by Abrak, who *does* know a lot, by virtue of being knowledgeable in this field (Thanks, Abrak, for all of the information in this thread)
