Can someone give me a quick answer on if you own a Condo in BKK, do you have to pay any taxes to the Thai Gov after the purchase is complete (ie Yearly) ?

That is all I want to know. I don't want this to get into a big disccusion on what it takes to buy one, etc.

I would have no Work Visa, or plans to ever work in Thailand.

No. Usually just a monthly maintenece fee.

Additionally there appears to be some type of tax during the sale of your condo. I do not know if this is some type of transfer tax or tax on any capital gain, but I forced my seller to pay the entire tax as he tried to offload this tax on to me at the last minute.

Confirmed. No tax except at time of sale. Amount of tax varies according to length of ownership. I don't know the exact figure but it's quite high in the first five years. I also am not sure whethert it is a tax on capital gain or capital value. It should be on gain, but this is Thailand, so u never know.

Land transfer fee including condo: 2% of the assessed value, no matter what amount is declared.

Stamp duty of 0.5% based on the amount declared or the assessed amount, whichever is higher.

Less than five years: specific business tax due of 3.3% of the declared amount. But if this tax is paid, then the 0.5% stamp duty referred to above is not payable.

It is supposed to be a tax on the seller as Thailand has no CGT but then sellers tend to try to pass it on to the purchaser; there is a norm nowadays to go 50-50.

Mine worked out at about 1.55% when going 50-50 the real estate agent could not give me an exact figure before the deal went through as it was what the land registries estimates that we would have to pay, but his estimate was very close.

I also presume this figure would be the value of the property and not the property plus its contents.

I was just curious if one had to pay annual property taxes like there is in the USA on homes.

I fiqured there would be taxes involved in the sale.

sorry to chime in so late...I have mentioned here many times that I worked for a large taiwanese condo developer for about a year and a half.

the answer is no..the only fee you pay in condo maintanance fee...usually between $100 to $300 US per month..depending on the size.

Most of the time the services consist of one maid with a broom and a sleeping security guard.
