What is there to stop anybody (for example, myself) from setting up a club with exactly the same concept and hire similar girls or even all or some of the girls from Eden Club ?
I would therefore conclude that the Club is definitely OVER-VALUED at 37 million baht !!!!!!!!!!!! >
I could understand without having all the information, you might have that feeling. The fact is with the current growth of Eden Club, the buyer should obtain a 40% or higher return per year. Marc and the Bar Manager are agreeing to stay on till Oct 2006 and sign a non-compete. He takes off 10 days out of the month now anyway.
Can someone duplicate this business? We know of several clubs that have tried. No one has come close. This is even after many Eden clients being turned away with the shortage of ìmeeting roomsî With the influx of more rooms being built; the sales will continue to grow. In the past 4 years, they have gone up 800%.
As for valuations..
The reality is there are different buyersÖ
A. Buyers who only look at the bottom line and use rule of thumbs.
B. Buyers who look at the asset value (These buyers will give a brand new bar a higher bid price than a old one)
C. Buyers who want a hobbyÖmoney is not important
D. Buyers who want pride of ownership. They are the man, the myth and the Legend.
E. Buyers who are bottom feeders. Looking for a bargain.
This is why you can throw sometimes all valuations out the window. A business or anything for that matter is worth what someone will pay for it.
As an example...We have a simply stunning restaurant that is in a great location. The seller invested 13 million and is now looking to sell it at 6 million, as he is being transferred to Europe. The restaurant looks great, has a chef that makes 100,000 baht a month. However the food sucks and the service is worse. They do 20 covers a day. Itís an asset sale. A good manager could turn this place around. Itís waiting for an ìEî buyer. The price still has not dropped enough.
We also had a Noodle Shop that makes 260,000 Baht NET per month. They have already served 500 people by 8 am. They close at 2:30 pm. The place just prints money. This business sold in one week. We had some buyers look at it and turn up their nose (category D) while the first buyer who was (category A) could not wait to buy it. It in fact had a higher asking price than the simply stunning restaurant.
The point is, everybody is motivated by different things. Same as girlsÖ some guys want a trophy and some donít care what the girl looks like, as long as she donít ask for money.
Welcome to Thailand, where itís the same as the rest of the world. People are the same everywhere. What motivates you? If itís moneyÖthen Mr. Marc sure knows that business! He knows give the customer want they want and people will give you lots of it. The new owner will insist that formula is followed.

my intention was to stay ( if asked for ) up to the 1st august 2006
MIND the bartender and manager when i am off , was not at this point in the deal
i did ask her and the answer was :
ok papa , i stay with you up to this date and i will sign the same non- compete contract
