Chuck Not in this case, the building was essentially finished, all superstructure in place and painted / finished. It was just never occupied as there the questions about..... (exact reason to be established) Same with the building on asoke / Suk, finished in that respect. As for some of the shells, this can be a different matter altogether and extensive testing would need to be carried out to ensure the usability of those. Ravan Sorry, just clarify, which one of you is it that knows the architrect?.and his name again please..... edit I see Abrak looking in this thread...here is a man I expect to know some answers.

Well the original building was owned by Univest Land. A CP related company that went belly up in the crash. The hotel was almost complete but I gather that there were structural problems that would have been expensive to repair. The sofitel had the management contract and for some strange reason kept their name attached to the semi-completed building even after construction stopped. After the crisis the debt and building moved from the bankers (Bank Ayutthya) to the Government (TAMC). A Group of investors - principally Singaporean - bought the building off the TAMC about 18 months ago. (I think they bought the building for about US$25m and are spending a further US$30m to complete the project.) That gives them a 550 room hotel for about US$55m - or US$100k per room. To make the hotel viable they (IRR 20%) really need to charge Bt4,000 a night with 60% occupancy). Not likely to get that in the short term.

Well concrete aging is a constant process and is pretty much a continious event. There is little protection given to the concrete surfaces over here and if you look at the way the overhead expressways are constructed they are strictly out in the open air. Now Chuck I do not think the river it sits next to is salt water, but the air and the rain in BKK is quite Toxic, hence the black decay that starts to infiltrate cracks in the concrete. This rot would be more of a problem as concrete is a porous medium and this humid advancing rot will eventually migrate to the steel reinforcement rods (Rebar) and start to rust them and this is what will cause structural problems. I know in the USA they have instruments that use either X-Ray or ultrasound (I forget which one) that measure the integrity of these steel reinforcement rods to determine if a structure is sound or not. I would really like to find out the real story here as well. I heard the same concrete story by one of the managers at the Sheraton, bu that is probably an urban myth. Now Raven if you know the architect so well, why don't you ask him where he was during construction? As it is the architect's responsiblity to insure that the structure is built to specification and that the material that is used is up to spec and installed correctly. This is part of the project architect's job and they should be on site daily as they get a good fee for doing this management. If they needed to reinforce the pilings it looks like structual engineer screwed up. I wonder where the architect was when construction was going on...MP getting his dick sucked or watching Star Trek? Lead ball bearings right...Maybe lead balls. The lead would not eat through the structure but flatten due to weight of the concrete as it is more pliable than Stainless Steel. Besides it is not the structure that they rotate, but the interior as done on the moving sidewalk in Biyoke II or the rotating floor in the Stratosphere in Las Vegas. You wouldn't rotate heavy contrete. Doh!

Which one? 4000 THB or 60% There seems to be a recent trend of hotels raising their rates, quite a bit even though in the near term it is expected that 10,000 additional rooms will be brought on-line in BKK and tourist numbers are down. Are they trying to raise rates to make some extra money before a potential glut comes on line? IMHO 4000 THB is reasonable, but the 60% is not due to its location. It might be good for some weekend specials during opening time.

I would think something will be done with this eyesore as has been done with the final completion of the building next to the JW on Soi 2. The location is prime, but this building looks to be in sorry as shape I wonder if a tear down will be needed? It seems to me one of the problems in Thailand is Thais never want to admit to a mistake so things just hang around. Banks who lent to money do not want to write-off the loan as a loss and keep it as a Nonperforming Asset. Asset my ass, likewise holders of a bad real estate investment just hold on to property hoping to get their money back instead of selling at a loss. In the meantime, everyone is stuck looking at these eyesores. Now if they put TG's dances in bikinis on the floors it would not be bad. Maybe someone should open a bunch of beer bars on the floor then it will be guaranted to get razed!

The biggest problem with these buildings is not structural it is financial. 10 years ago someone puts down a US$10k deposit on a condo. The condo never gets built. Theoretically the company that was going to build the condo has gone bust and your deposit is down the tubes as an unsecured creditor of the bankrupt company. Unfortunately (for me anyways) Thailand doesnt work that way. Even though the bank repossesses the building against the loan and then sells the building onto me, the original buyer has a 'case' that I owe him his money back or a condo. (Actually he doesnt have much of a case but he can certainly tie me up in the courts for the next 10 years.) So relaunching old projects is complicated because you cant fence off the contingent liabilities.

Golly Yuppi you just cannot understand or fathom the 'wrong' concept can you. It is ok for you to be wrong on occasions, as rare as that is. As for the Architect, it is not allowed to mention peoples names like that on here I thought, anyway, I would not mention a good dear old friend by his name anyway, this alao covers the fact I have no clue who the architect is. Surely a man can be forgiven for one tiny lapse of concentration, he was going through turmoil at this time of his life and and looking for support at the trekkies convention in Pasadena. I believe the communal sex and new flip phones that came out not long after pulled him back from the deep and he returned to his career in Los. As for problems with structure and concrete of older buildings left idle for several years. It is generally thought that anything left exposed to the elements, as many of the abandoned and derelict buildings around Bangkok have, for more than 6 years should be torn down. These cockrag development companies that are taking them over and treating the buildings with magic powder for their concrete cancer, should be flogged into admission that they are pulling the wool over the public's eyes and deceiving the lesser educated public into buying infinitely inferior properties. Just ask yourself why all of these resurrected abominations are turned into 'lower class' and 'affordable' properties for the dumb and dumber home buyers and not turned into the wealthier upper class condos. Simply because when it comes around to it, the poorer folk will not be able to sue their asses when their 'walls come tumbling down' You mark my words, you just wait and see. I never venture into any of these resurrected reject properties. I value my life and sfafety. I would love to see these amatuer developers here try to make it in a real market, not one based on corruption and stupid yes nodding believe anything purchasers. IMHO

Well, if any help, I have the contracts of this hotel, The Millenium Hilton Bangkok and they run like this: 1st nov 2005 - 31 mar 2006 Deluxe room: 4500 baht all incl Deluxe riverview room: 6700 baht all incl 01 apr 2006 - 31 oct 2006 Deluxe room: 3900 baht all incl Deluxe riverview room: 6100 baht all incl As per occupancy, in their biz plan they expect to reach an avarage of 78% year around for the first 48 months....so if Abrak is correct, then they will tap the green very soon...
