Well you could look at things the other way round.

Their business plan merely reflects a need to justify their investment. You can see from those rates that they are looking for around Bt4,000/night (allowing for comissions and discounts for tour operators).

They should break even at about 60% occupancy and be making a very decent profit at an average 78% occupancy. The question is how realistic is their business plan? I tend to agree with TU that at the rates they are charging, they will struggle to get the occupancy. As they are located on the 'wrong' side of the river they will not attract much business traffic and will have to rely heavily on tourists. I suspect they will struggle for occupancy during the off peak tourist season.
