Thanks guys for taking the time. It looks as if my suspicions are based in fact.
To me it looks as if Majestic & Swiss Grotino are looking better & better. Sure President Park is tops but the location sucks.
My point in the beginning was - if they let one property go to seed - how do they take care of the others. Sounds like one long downhill slide for the group as a whole. TIT

Stayed at Grand President in October and I thought it was a pretty good deal. My furniture wasn't new but the room was very clean. I paid 2090 baht for a studio in the newer towers 1 or 2. Got upgraded to a one bedroom and my friends who were staying at Majestic said they would have stayed at GP if they were guaranteed my room upgrade. If you don't mind an older building, then go to tower 3 topaz suites and they are less expensive. Also no problems with bringing back multiple guests each day or night.

Anyone have any idea of what has been going on at the GP lately? Rates have been going up regularly. When I was there on the last two visits I got stuck once in a run down room in Tower III and this last time in a not yet renovated part of Tower II. Just checked the site today and they want 3500 for a Royal suite that used to be about 2400. Are they that busy or what? Anyone have an insight? I like the place but not if I keep paying more and getting stuck with lousy rooms.

Have had the misfortune of staying at Grand President during my very first sojourn in BKK. What a shithole! I paid US$39 for a room at Tower III and the hotel's only redeeming feature is that they are girl-friendly. You can't expect much for 39 bucks, but I still felt that the hotel did not quite live up to the four stars which I was promised on several websites.
I could rant forever about them not having my room ready during my first night there (so they put me into a smoking room - I was too tired to protest), employees (front desk) spoke poor English, the room was shoddy, lack of sound-proof walls in the room, slow service.
I tried Landmark on my next visit and never looked back. Ugh.

If you stay there, make sure you stay in tower 1 or 2 because tower 3 where you stayed is old and like you said, a shithole. I made a reservation for an executive studio but they upgraded me to a one bedroom because they were full. Royal President is still better but Bed and Qbar are right next door to GP so it is a lot more convenient.

Stayed at GP two time in 2003 and can agree to what is written here.
Tower III is not a good deal. However, very girl friendly.
2005 I stayed in President Solitaire which was a nice hotel. No problems with rates or anything else. Booked via ther webpage a special deal.
Room was very large and clean. Only Pool and Breakfast were not so good.

Just stayed there again last week. They now have a card pass in the elevator in TowerII making it a bit harder to have a girl meet you in your room. In the past, if I had something I had to do in the evening I would make arrangments for friend to show up later. A little less convenient now. This time they gave me renovated room and it was fine. Clean and little wear. Rate is getting high though. All in was about 3200 baht and for October when I am going back (lucky guy I am) they are quoting 3400!!
