This is a small operation (10 rooms) on a subsoi just south of the Queen's Park beer garden complex, on the right if you are approaching from the mouth of Suk 22. The flavor is low key and laid back, in contrast to the high volume OM venues like Teen and Angel.
The place has been a TTM operation for ~2 years, but has recently been taken over by 2 veterans from Anna's who appear to have a unique approach... the rooms are a reasonable size, and the beds a bit larger than normal... some rooms have a Japanese style wooden tub while others have a large bathroom with ample tile shower... most rooms have natural window light.
Pricing is slightly below the market (OM is 700/2) with a modest surcharge for "VIP" service, which translates as balls massage. There are only 5 providers at this point, but all have a commendable "want to please" attitude...
JJ and Catdy are experienced in the trade, while the other 3 are new recruits. They all have passable massage skills (Wat Po training), very attractive software and are pleasant to look at.

I visited here the other day. As Deep File said, this place represents a place you might go for the occasional change of pace. It has its good points for sure.
But I probably would not make it a first choice venue.
Here is the skinny, at least from my perspective:
Kornwan is a small MP tucked away a fair ways down Soi 22. It is in a dead end sub soi, so foot traffic is pretty much nonexistent.
In many ways, this semi-seclusion represents Kornwan's greatest selling point. The place is very low key, so much so that noone was even around when I showed up at about 4 pm on a weekday.
But I kind of liked that. The place was dead quiet, we were never rushed despite going well past time, and service was good. But I am getting ahead of myself.
So, you first you check in and are given a girl. This will not appeal to most punters, as it can be hit or miss. There is no menu or anything like that.
JJ (in pic on web) called out a name to the back room, and Miss A (not real name) later met me upstairs. I am not sure if JJ is also the mamasan, but she seemed, at a minimum, to be running the show when I was there.
I was led upstairs by JJ to a tiny room. Small bed just enough for two, the walls had peeling paint, and the place was fairly dingy. No outside light. It did have a private shower with hot water, but no TV and/or radio. Very minimalist. Some rooms had Japanese tubs, but not mine.
"Miss A" came up and I was nicely surprised. She was young, thin, had a great smile, and was dressed in one of those old style Thai type pants you see in some Thai movies.
She did not speak a word of English, which suits me fine as I like to talk in Thai anyhow.
We went through a very nice 2 hour oily. A actually knew her trade as she had studied massage, and she had a great deal of enthusiasm. The massage was long and slow. A bit light for my tastes, but thorough.
A paid nice attention to the big guy downstairs, but never once brought up the idea of extras. Finally, at the 90 minute mark, it seemed well past the time to ask about this so I suggested she start with a balls massage.
She had never done one before, and I must say her eyes just lit up when I started to teach her. She was like a kid with a new toy, and over about 20 minutes I think she started to actually get the hang of it. She had the biggest grin on her face the whole time. That alone made it worthwhile.
Luckily, she had massage training, so explaining the idea of "sen" and all that made sense to her. Hey, someone has to be the first patient, right.
Anyhow, with ten minutes to go, the balls massage had me sufficiently ready to move to the next step. She was after 500 for HJ, 1,000 for BBBJ. FS was by far her first choice, but was not on my list.
So, she did her thing. Not overly talented, but with copious amounts of enthusiasm.
And that was that.
All in all, I like the place for its laid back atmosphere. I never felt rushed and A had a great attitude.
But the somewhat removed location, the lack of girls on staff and the fact that you are given a girl at random are negative points. (you could book, though). THis, plus, the so-so quality of rooms, will make this more of an occasional stop for me than a frequent one.
But still, I did have a very nice time.

Most places try to give you the 'next girl up' to even out the opportunities for all the girls.
I suspect if you had asked to be able to choose, JJ would not have refused you, especially, if having to ask
2 times, you gently implied you might leave if not accomodated.

I stopped in on Monday about 15:00. The receptionist was fast asleep and the place very quiet. I asked for the 2 hr oil and was given a girl but then I asked who else was available and she said; ‘only 3 girls’ and called out the other two.
I decided to take the girl she had already chosen for me.
The place is as described earlier and I got a room with a teakwood tub.
The massage was just ok. The girl was not bad looking, 25 years old. We agreed on BJ for 500 THB but after some caressing, foreplay and taking it in her throat for a while she got warmed up and pulled out a condom and jumped on for a ride. We went overtime with no hassles. Her attitude was excellent. I gave her 1500 THB.

It's never going to be Baron or Angel.... which suits me fine. And of course it may not survive, given location and the intensely competitive market that has evolved. It's a "low investment" venture, which precludes bringing in a lot of providers before there is sufficient business to support them... classic chicken/egg conundrum. Won't appeal to the majority of users, I suspect.
Kilmarnock's writeup rings true, with fair observations... although I would not describe any of the rooms as "dingy".... dimly lit perhaps, but all rooms have been recently painted and appeared clean to me. Just to clarify, JJ is a partner in the venture so she is provider (if you book ahead), manager, receptionist and mamasan.
Subject to availability, customers can make their own choice from the photo album - could be the previous poster arrived when only one provider was free.
