Some excellent advice here. Well done guys. Yes, all these aspects, especially sources of water, history of flood ( and drought ), past use of the soil, knowledge of what you are going to farm on the land, labour availability, access to land and rights of access, transportation costs, market outlets and the market need and what won't or can't be sold in various regions are important. But returning to the original question of what land is worth, no-one will have the answer to that for you. What mostly overall governs the price of land is the present and intended use of the neighbouring plots and areas in the district. If it is scenic, the intended concern down the road of a quarry, if you get to know about it, will make the price quoted to you appear to be daylight robbery. If on the other hand, the rural plot that you have an eye on, is lower down in the water-shed or along the river from an intended chemical plant, be prepared to have your dream dashed. You may come across a piece of land that you think has nothing going for it and be astonshed at the high price quoted, until you learn that a hotel resort or bloody great airport is going to be built up the way. You could go on with these, as I could. But these aspects of the immediate environment are most influencial and can make or break your dream.

Beretta: Just another little piece of advice. You need to keep a VERY LOW PROFILE on the land price negotiations. Once the seller finds a farang is involved, the price mysteriously increases enormously. You stay in hiding until it is time to pay for it. Then you can emerge.

Keep these two pieces in mind and also...where is this sale coming at you from....via your other half (your TG) but who is pushing the deal at her? I recently spent a week talking the wife out of buying land that she thought had to be the buy of the century simply because her hairdresser was trying to sell it to her. Of course the hairdresser knows there is a farang involved who could take the hit - so in her mind she would not be hurting another Thai by selling "her" dud land in Nakon Nowhere. Enjoy.

There is no special watering system so I guess they do fine with little water. Trees are about 5 minutes from my wifes house and are located near Phanom Dong Rak in Surin. I was a bit surprised with all the things they do grow in Surin. Rubber Trees, Sugar Cane, Eucalyptus, palm oil...etc. Of course, they grow some beautiful women out there as well.
