Would any of the members would know the Value of one and a half Rai in the area of Phichet, Ive been quoted a price, but I`ll wait till I get a response from you guys What would one have to to pay for a Half of a Rai in another province and in laymans terms, is it an acre or two ? Beretta.

Do it right from the start and you MIGHT have a chance of actually not getting screwed out of the land and what you build on it. Maybe. (At least this is the experience from people I know).

Beretta: Too many variables for anybody to give you a good answer. Is it on a paved road? Water, Telephone, Electricity in front or nearby? Location from nearest town/village? For guidance, I bought 1.8 rai on a paved road with all utilities in front, 88 kilometers from Udorn for 265,000 baht. It is on the outskirts of my wife's village.

land prices vary wildy throughout Isaan... not to mention othe rplaces in Thailand. I bought 5 Rai for aorund 300,000 baht in a prime location with a great view. Then had 2 decent sized fish ponds dug out with a traqctor. Learned my lesson about supporting a money losing rice farm. Figured it was better to just dig the holes (water seeps up form the ground, they never go dry) and plant them with small fush fry. That was around 6 years ago, the fish have fed the family neighbors and who knows who else since I did this. Planted all kinds of plants and trees around the ponds. 2 huts, fenced off all the rai. Now I am going to have a small well dug and will run power to it. This is easy to do and they will have access to ground water 24/7. On the Thaivisa.com thread there is a whole section on farming, fish ponds etc that can guide you though most things. By the way, most U.S. crops do not do well in Isaan soil. That is why you son't see big red tomatoes in Thialand, very hard to grow. I set up a small area last year and tried to grow everyhting, brought a whole bunch of different seeds form the U.S. Some of the tomatoes grwe, but during the hot season it was just too much. I had netting over all of them too. I also used U.S. fertalizer but it still didn't help. The green beans did ok though. So I only support 3 things now, the fish ponds, the cattle and the chickens. We have another 10 rai that is planted with rice, but I stay out of that. The cattle are easy, they feed off the land (plus additional grazing) and as they have calf's, we raise them and then sell them. About 150 chickens wandering around, eat as you like when you like. That's it. I have found through the years that you can't expect too much out of most Isaan families, they just don't have the know how or drive to make things work and to work through problems. The land is in her name as the only way for me to own it is through a company and after all these years what would I do with land in Isaan anyway? So I figured who cares, if things go bad let her have it. Overall not a huge expense for all th eyears I have been with her. Now dealing with the other girls is another story, I have always been better with this one and treat the other ones as more 'for fun' girls rather than any commitment. Maybe if you hold tight on any purchase for a little while, things economicaly seem to be sliping in Thailand, as the economy goes soft, you will find a more desperate seller.

I did ask before buyiing 15 rai and was told only flood one time last 20 years,, well the seconf time happened lat yearLOL. 2,000 cubic metres of soil will make sure it doesn't happen again. Price of land 800 metres from mainstreet of small / medium town was 300,000 BAHT per rai. 10 kilometres out of town I can get land at 25,000 per rai,, but no Thai ( in my family) would go that far to actually do some work,,, it's hard enough to work the land they live on. Actually it's hard to get them to do anything. Mel

My wifes family owns a LOT of rai. I'm not sure of the exact amount but I'm 100% sure I did not pay for any of it. Her mum owns 17 rai of rubber tree that I still get a kick out of visiting. Beautiful land on the Cambodian border. Her parents are very money smart and own other pieces of property some with rubber tree and some with rice. She actually leases the rice land to a lady who pays her a % of what she makes selling the rice. They just planted another 15 rai of trees that she purchased for 100k baht or less. I know we were offered two rai with a Thai house for 600k baht as the family that owns it is having some financial problems. From what I hear it is nicer than the in-laws house and I could stay with her parents anytime. Just wish someone spoke English! Pretty sure her mom is the "loan" shark of the village as I caught a peek at the little book with loans she has outstanding. Not sure how much the interest rate is but they just purchased an 800,000 baht vehicle and put 300k down. (again, no funds from me) LS

Damn! Granted, I don't know much about the growing conditions necessary for the trees themselves, but I have been through the vast plantations of them on the way to Ranong - near and through the Isthmus of Kra - hence I did get a sense of their' requiring vast amounts of water due to the perennial verdure of that region. And too, while I've only been through parts of Isaan on three occasions I wouldn't assume think three was enough moisture in the region to sustain rubber plantations there. Which begs the question: are these trees irrigated and just where are they exactly along that long border between the countries?
