As a regular of the beer garden, I can say that they have not overtaken it at all and estimate their presence not higher as 10%.
But if you really want bad news: Beer Garden might be finished as early as October because the lease runs out and it will be torn down.

From my 8 years experience of living in Asia it seems for me that if Japs start to go there then the price will grow. Maybe not today or tomorrow but in the future for sure. If, according to your news, there will be future.

Jeez, Soi 4, Soi 4 - why doesn't anyone venture to some new area?
Beergarden did a big remodel not so long ago - why would they have undertaken that, if they knew the lease was coming up for renewal?
It's not like Beergarden was hurting before the remodel, or did better afterwards.
